PROJECT DESCRIPTION

In 2021, Landscape–Roidis was commissioned by KRONOS KONSTRUKSION shpk to provide master planning, landscape architecture, and architectural design services for Antigonea Tourist Resort, a large-scale tourism development in Terihat, southern Albania. Occupying an area of approximately 300,000 square metres, the project envisions a contemporary destination deeply connected to the natural landscape, cultural heritage, and architectural identity of the region.

The masterplan is structured around a series of complementary zones that accommodate hospitality facilities, residential neighbourhoods, recreational amenities, sports infrastructure, and public open spaces. Hotel units and villas are carefully integrated into the site's topography, while swimming pools, tennis courts, football facilities, and leisure areas contribute to a diverse and active visitor experience. Parking and service infrastructure are discreetly incorporated within the overall composition, ensuring a cohesive and pedestrian-oriented environment.

A central design objective was the creation of a landscape-led destination where architecture and open space operate as a unified system. The planning approach is informed by bioclimatic principles, promoting environmental responsiveness, energy efficiency, and user comfort. Shaded pedestrian routes, tree-lined promenades, and interconnected public spaces establish a continuous network that encourages walking and outdoor activity while strengthening connections between the different programmatic zones.

Public areas are conceived as social and experiential hubs, incorporating plazas, water features, gardens, relaxation spaces, and gathering areas that offer a variety of spatial experiences throughout the resort. The landscape strategy draws inspiration from the character of southern Albania, combining native and climate-adapted planting with carefully considered material selections to reinforce a strong sense of place.

Through the integration of sustainable planning principles, contemporary design, and local identity, Antigonea Tourist Resort establishes a distinctive framework for tourism development. The project seeks to create a memorable destination where architecture, landscape, and culture coexist in balance, offering visitors an authentic and environmentally conscious experience rooted in the unique qualities of the Albanian landscape.
