Kivotos Boutique Hotel

PROJECT DESCRIPTION

The landscape design for the five-star Kivotos Hotel in Mykonos marked Landscape–Roidis Studio’s first engagement with the island’s distinctive architectural character and celebrated Cycladic landscape. Covering approximately 3,000 square metres of outdoor space, the project sought to establish a seamless dialogue between the hotel’s architecture, the dramatic coastal setting, and the unique identity of Mykonos.

The design approach was guided by a careful balance between contextual sensitivity and contemporary landscape expression. Rather than competing with the island’s powerful natural scenery, the intervention sought to enhance and frame it, creating a refined outdoor environment that responds to the scale, materials, and spatial qualities of the Cycladic landscape. The resulting composition integrates the hotel naturally into its surroundings while providing a sophisticated setting for hospitality and leisure.

Particular attention was given to the organisation and detailing of the outdoor spaces. The swimming pool and its surrounding terraces were conceived as the focal point of the landscape, offering uninterrupted views and a sequence of spaces for relaxation and social interaction. Paved surfaces, stairways, entrance areas, and circulation routes were carefully articulated to establish continuity throughout the property while responding to the site's topography and architectural language.

The planting design was developed to complement the character of Mykonos, combining drought-tolerant species with carefully selected Mediterranean vegetation capable of thriving in the island's demanding climatic conditions. The landscape palette reinforces a sense of place while contributing texture, colour, and seasonal variation to the outdoor environment.

A comprehensive lighting strategy further enriches the guest experience, highlighting architectural features, circulation paths, and key landscape elements after sunset. Together, planting, materials, water, and light form a cohesive landscape composition that enhances the identity of the hotel and creates a memorable outdoor experience rooted in the spirit of the Cycladic landscape.
